A Cancún hotel bill carries two percentages before you reach the lobby: Quintana Roo’s 5% lodging tax and Mexico’s 16% IVA, 21% in all on the room rate. On top of that, every foreign visitor to the state pays a separate fee, the Visitax, which is not on the hotel bill at all. Where you stay decides the rest: the beach strip, the city, or a different stretch of coast.
This guide covers six areas, from the Hotel Zone to Playa del Carmen, 12 hotels, the airport links and the charges. The hotels are researched picks, chosen for location, what each property publishes and consistent guest feedback, and each was checked as operating in October 2026. No hotel pays to appear here.

What a Cancún stay costs on top of the room
Three charges matter, and only two of them are on the hotel bill:
| Charge | Rate | Where it appears |
|---|---|---|
| Quintana Roo lodging tax (impuesto al hospedaje) | 5% of the room invoice at hotels; 6% for apartments, houses and private villas | On the hotel bill, shown separately |
| IVA, Mexico’s value added tax | 16% of the room rate | On the hotel bill |
| Visitax, the state visitor fee | About 285 pesos per foreign visitor, children included | Not on the bill: you pay it online |
The state law makes the guest the taxpayer and requires the hotel to work out, collect and pay over the lodging tax expressly and separately. It also says the tax is never part of the value of the room, so the two percentages are charged on the room rate itself, not on each other. On an all-inclusive package, the law sets the taxable part as the lodging element of the bill, and at no less than 60% of the invoice total when the hotel does not itemise.
The Visitax is a state fee on foreign visitors. Its official portal says it is mandatory for every foreign tourist, that there is no adult or child rate, and that you pay at visitax.gob.mx or through companies authorised by the state tax authority. The state government said in December 2025 that the fee would not rise in 2026; press reports put it at 283 to 285 pesos, and we use 285 below; the portal shows the exact amount when you pay, and a few pesos either way is possible. Pay only on the official portal.
Worked example (our arithmetic, not an official quote). Two foreign guests, four nights, a room at 3,000 pesos a night:
- Room: 4 × 3,000 = 12,000 pesos
- IVA at 16%: 1,920 pesos
- Lodging tax at 5%: 600 pesos
- Hotel bill: 14,520 pesos, which is 21% above the room rate
- Visitax: 2 × 285 = 570 pesos, paid separately
- Total: about 15,090 pesos
This assumes both percentages apply to the plain room rate and the hotel adds no other fee. A resort fee or a service charge would be extra, so compare the final total, not the headline rate.
Getting in from the airport, and around
- At Cancún International Airport (CUN), the airport operator’s ground-transport page lists three services: ADO, whose shuttle and city transport serves Terminals 2, 3 and 4; taxis, at Terminals 2 and 3; and car rental, with Hertz in front of Terminal 2. ADO’s fares are on ado.com.mx, so check the current price there.
- By train, the Tren Maya’s official site lists a Cancún Aeropuerto station, with Puerto Morelos and Playa del Carmen also on its list of stations, and sells tickets online. Fares and times are on that site.
- To Playa del Carmen, Hyatt lists its Playa del Carmen hotel as 33 miles from the airport.
- To Isla Mujeres, Ultramar’s ferries run from its terminal at Puerto Juárez, with the first boat at 5:30 a.m., and from Playa Tortugas, at Boulevard Kukulcán km 6.5 in the Hotel Zone, with seven sailings a day. The adult fare in the listed Premium Plus class is 290 pesos one way, plus a municipal environmental sanitation fee of 36.56 pesos.
- Sargassum. The floating seaweed can wash up on Caribbean beaches in some seasons; Mexico’s CONABIO runs SATsum, which publishes satellite alerts and a 10-day drift forecast for the coast. Look at it before booking a beach-first stay.
The Hotel Zone: the beach strip
The Zona Hotelera is the resort strip along Boulevard Kukulcán, with the Caribbean on one side and the lagoon on the other. It is the Cancún of the postcards: long beaches, large resorts, and many all-inclusive rates, where meals and drinks are part of the room price. It is a taxi or bus ride from the city centre.
Where to stay in the Hotel Zone
How the hotel links work: a hotel’s name goes to its own website. “Check rates” opens it on Booking.com through our partner Stay22, which pays us a commission if you book, at no extra cost to you.
- Kempinski Hotel Cancún, splurge. A five-star hotel on the Caribbean sands, with rooms and suites that start at 41 m², the Kayantá spa, and restaurants including Fantino, The Club Grill & Jazz Supper Club and Casitas. Choose it for luxury on the beach. Watch out: the Seaside rooms look over the sea and the pool; the Seafront rooms are the ones with the first-row view. Check rates on Booking.com →
- Hyatt Ziva Cancun, comfortable. An all-inclusive beachfront resort on Punta Cancún with 547 suites, balconies, a spa and a microbrewery, and adults-only beachfront retreats. Choose it for a family-friendly all-inclusive on the beach. Watch out: Hyatt calls it a playful family escape, so it is lively; the adults-only retreats are a separate option. Check rates on Booking.com →
Downtown (El Centro): the city and a lower bill
Downtown Cancún is the working city behind the beach strip: parks, markets, local restaurants and the bus connections. Hotels here cost less than the beach, and the Hotel Zone is a short drive away. Choose it if the beach is a day trip and not the whole holiday.
Where to stay Downtown
- Hotel Plaza Caribe, good value. A downtown hotel with an outdoor pool, a restaurant and a bar, free parking and rooms with air conditioning, free Wi-Fi and a desk. Choose it for a pool and a central base. Watch out: the Standard room with two double beds is on the third floor, and the hotel’s site notes there is no lift. Check rates on Booking.com →
- Hotel Hacienda Cancún, budget. A five-minute walk from Palapas Park and ten from Mercado 28, with an outdoor pool, free parking, continental breakfast and a 24-hour front desk. Choose it for the lowest price and a pool. Watch out: the hotel does not allow guests to bring in or drink alcohol on the premises, and it is non-smoking. Check rates on Booking.com →
Costa Mujeres and Puerto Juárez: north of the city
North of the city, Puerto Juárez is where the Ultramar ferry terminal for Isla Mujeres stands, and Costa Mujeres is the stretch of coast beyond it, where Dreams Playa Mujeres sits in a private coastal community. It suits a resort-only stay, with the city and the island both a transfer away.
Where to stay in Costa Mujeres
- Dreams Playa Mujeres Golf & Spa Resort, comfortable. An all-suite, all-inclusive beachfront resort in a private coastal community just north of Cancún, with 10 dining options, 13 bars, 24-hour room service, three levels of pools and a water park. Choose it for a self-contained family or couples’ resort. Watch out: it sits inside that private community, so a dinner in town means a taxi. Check rates on Booking.com →
Isla Mujeres: the island
Isla Mujeres is a small island a ferry ride from the mainland, where Playa Norte is the swimming beach and the town centre is close. Staying here gives a slower pace than the resort strip, and the ferry timetable becomes part of your day. The first boat from Puerto Juárez leaves at 5:30 a.m.
Where to stay on Isla Mujeres
- Hotel Secreto, splurge. On the island’s quieter side, at Sección Rocas, with ocean-view rooms of 446 to 550 sq ft that have a private terrace or a 230 sq ft balcony, a rooftop and a spa. Choose it for a quiet stay on the island’s calmer side. Watch out: the Standard Room has no balcony, no ocean view and no living area. Check rates on Booking.com →
- Na Balam Hotel, comfortable. On Calle Zazil-Ha at Playa Norte, with four room types set among trees, an American breakfast included, the Zazil Ha spa and the OCEANVS Beach Club restaurant. Choose it for the beach a few steps away. Watch out: the hotel is family-oriented, with a children’s spa; the Master Suite sleeps a maximum of four, two adults and two children. Check rates on Booking.com →
- Selina Isla Mujeres, budget. A hostel-style hotel, formerly known as Poc Na, a few minutes from Playa Norte and close to the centre, with an outdoor pool, a coworking space, a wellness area and a bar-restaurant. Choose it for the lowest price on the island. Watch out: the hotel advertises events with international DJs, so expect some noise. Check rates on Booking.com →
Puerto Morelos: a seaside town
Puerto Morelos is a small town on the coast between the airport and Playa del Carmen, and a stop on the Tren Maya. It has hotels in the town itself and resorts along the Cancún–Puerto Morelos road.
Where to stay in Puerto Morelos
- Hotel Ojo de Agua, good value. In the heart of the town, by the sea, with a pool, a restaurant and in-room internet; the Standard room with one double bed is 14 m² and the Superior room with a sea view is 15 m². Choose it for a simple base in the town. Watch out: the rooms are small, and the Standard room is the smallest. Check rates on Booking.com →
- Secrets Riviera Cancun Resort & Spa, splurge. An adults-only, all-suite, all-inclusive resort between the Caribbean and the Bahía Petempich lagoon, with every suite at Preferred Club level and free-flow access to the Breathless resort next door. Choose it for a quiet adults-only resort. Watch out: its address is on the Cancún–Puerto Morelos road, not in the town, so the town is a taxi ride. Check rates on Booking.com →
Playa del Carmen: Fifth Avenue and the beach
Playa del Carmen is a separate town down the coast, with the Quinta Avenida (Fifth Avenue), a beach and its own Tren Maya station. It is a practical base if you want a town more than a resort, and Cancún’s airport is a transfer away.
Where to stay in Playa del Carmen
- The Carmen Hotel - Ocean Front, comfortable. An adults-only boutique hotel on Calle 8 Norte, on the beachfront, with 37 suites, an endless pool on the roof and an à la carte American breakfast. Choose it for a small, adults-only hotel by the sea. Watch out: it is adults only, so it does not suit families. Check rates on Booking.com →
- Hyatt Centric Playa del Carmen, comfortable. On Calle 12 between Fifth Avenue and 10th Street; Hyatt lists La Quinta Avenida 0.32 km away, Zensi Beach 0.22 km and its Beach House 0.39 km, and valet parking from $20. Choose it for a hotel close to Fifth Avenue. Watch out: it is 33 miles from Cancún airport, and valet parking is extra. Check rates on Booking.com →
How to book Cancún
- Count the charges. Add 21% to every room rate, and 570 pesos for two foreign visitors’ Visitax: a 3,000-peso room for four nights comes to about 15,090 pesos in all.
- Check what the rate includes. Many resorts here sell all-inclusive rates; compare the price per night with what you would spend on meals, and ask the hotel for the itemised invoice.
- Check the room size. Some rooms are small: Hotel Ojo de Agua’s Standard room is 14 m². If you need space, book the category above the cheapest.
- Plan the transfer. Hyatt lists its Playa del Carmen hotel at 33 miles from the airport, and the ferry for Isla Mujeres leaves from Puerto Juárez or Playa Tortugas. Choose an area with that journey in mind.
- Compare totals. Hotel booking sites compared goes through where to book, and how hotel taxes work around the world puts Cancún’s 5% in context.

How much tax is added to a Cancún hotel room?
Quintana Roo's lodging tax is 5% of the room invoice at hotels, and 6% for apartments, houses and private villas, on top of Mexico's 16% IVA: 21% in all on a hotel room. On a 3,000-peso room that is 630 pesos a night, by our arithmetic, assuming both apply to the plain room rate.
What is the Visitax in Cancún and how do you pay it?

The official portal says it is mandatory for all foreign tourists, with no adult or child rate, and is paid at visitax.gob.mx or through companies authorised by the state tax authority.
