Where you sleep decides two things at Tokyo Disney Resort: how early you reach the gate, and whether the park will sell you a ticket on a day that looks sold out. Guests of the six Disney Hotels get both perks, but their rooms go on sale only four months ahead, so they are the ones to book early. The rest of the bill is unusual too. Maihama and Shin-Urayasu, where the resort sits, charge no accommodation tax today, while Tokyo’s tax applies only to hotels inside the metropolis.
This guide covers five bases: the Disney Hotels at Maihama, the Official Hotels beside them, Shin-Urayasu, Kaihin-Makuhari and central Tokyo. It gives the journey times, the Disney Resort Line fare, 12 hotels and what is taxed where. The hotels are researched picks, chosen for location, what each property publishes and consistent guest feedback, and each was checked as operating in October 2026. No hotel pays to appear here.
The short answer
| If you want… | Stay in | Why |
|---|---|---|
| the earliest entry and a ticket if online sales are full | A Disney Hotel at Maihama | Happy Entry, and tickets sold to hotel guests |
| the monorail on your doorstep, at a lower price | An Official Hotel at Maihama | Sheraton Grande and Hilton sit by Bayside Station |
| the best value near the parks | Shin-Urayasu | Four Partner Hotels and the value Disney Hotel, with free shuttles |
| a base further along the Keiyo Line | Kaihin-Makuhari | Hotel New Otani Makuhari runs a Good Neighbor shuttle of about 30 minutes |
| a city trip with a day at Disney | Tokyo Station or Hatchobori | About 15 to 20 minutes by train to Maihama |
How the hotels are grouped
Tokyo Disney Resort sorts its hotels into four groups, and the group decides what you get.
- Disney Hotels (6): Tokyo DisneySea Fantasy Springs Hotel, Tokyo Disneyland Hotel, Disney Ambassador Hotel, Tokyo DisneySea Hotel MiraCosta, Tokyo Disney Resort Toy Story Hotel and Tokyo Disney Celebration Hotel. They are the only ones with Happy Entry.
- Official Hotels (6), inside the resort: Grand Nikko Tokyo Bay Maihama, Maihama View Hotel, Hotel Okura Tokyo Bay, Hilton Tokyo Bay, Sheraton Grande Tokyo Bay Hotel and Tokyo Bay Maihama Hotel First Resort. A free Disney Resort Cruiser bus links each to Bayside Station on the monorail.
- Partner Hotels (4) in Shin-Urayasu: Hotel Emion Tokyo Bay, Mitsui Garden Hotel Prana Tokyo Bay, Urayasu Brighton Hotel Tokyo Bay and Oriental Hotel Tokyo Bay. A free shuttle runs about 15 minutes direct to the bus terminals at both parks, with no reservation.
- Good Neighbor Hotels (9) in Shinjuku, Koto and Sumida, Daiba and Ariake, and Chiba and Makuhari. The free shuttle needs a reservation and seats are limited.
The three outer groups also let some guests buy park tickets at the hotel. Official Hotel guests can, if they contact the hotel in advance. Partner and Good Neighbor guests can if they booked a package that includes a ticket or the right to buy one.
What the Disney Hotels add. Happy Entry lets you into Tokyo Disneyland 15 minutes before other guests, on any day of your stay except the day you check in. At Tokyo DisneySea only Fantasy Springs Hotel and MiraCosta guests get it, 5 to 15 minutes ahead. You still need a park ticket. Up to March 2027 Tokyo Disneyland Happy Entry is not available on 31 October 2026, 10 November 2026 or 12 January 2027 to MiraCosta, Celebration and Fantasy Chateau guests. Fantasy Springs Hotel’s Grand Chateau is exempt, and DisneySea has no blackout dates until March 2027.
Disney Hotel guests may also buy a one-day passport at the hotel for dates shown as unavailable on the official ticket site. It is one ticket per guest, per day, for one park. The resort’s own FAQ answers yes to whether you will definitely be able to buy one.
Getting in from the airports, and around
Every route ends at Maihama Station on JR’s Keiyo and Musashino lines. The resort’s own estimates:
| From | By train | By bus |
|---|---|---|
| Tokyo Station | About 15 to 20 minutes | About 35 minutes |
| Akihabara | About 35 minutes | About 65 minutes |
| Shinjuku | About 40 minutes | About 50 minutes |
| Haneda Airport | About 50 minutes | About 45 minutes |
| Narita Airport | About 80 minutes | About 65 minutes |
The resort’s text says Maihama is about 15 minutes from Tokyo Station; its table says about 20. Check the current fare in JR East’s route search before you go.
Airport buses. The Airport Limousine Bus runs to the resort’s hotels. An adult one-way fare is ¥1,300 from Haneda and ¥2,900 from Narita, and you can reserve on the Limousine Bus website. For the rest of the choices, see Narita and Haneda to central Tokyo.
Inside the resort. The Disney Resort Line monorail costs ¥300 for an adult single and ¥150 for a child, or ¥700, ¥900, ¥1,200 and ¥1,500 for one-, two-, three- and four-day passes. IC cards work. The resort’s FAQ says guests of Tokyo Disneyland Hotel, MiraCosta, Toy Story Hotel, Disney Ambassador Hotel and Celebration Hotel do not get a free Resort Line pass.
Taxes and fees
Whether a night is taxed depends on the city the hotel stands in, not on which park you visit.
| Where | Accommodation tax today | Next change |
|---|---|---|
| Tokyo (Tokyo Station, Hatchobori) | Per person, per night: none under ¥10,000; ¥100 from ¥10,000 to ¥14,999; ¥200 from ¥15,000 | From 1 April 2027: 3% of the rate per person per night; none under ¥13,000 |
| Urayasu (Maihama, Shin-Urayasu) | None | A draft: ¥50 for the city plus ¥150 for Chiba Prefecture, ¥200 a night, from September 2028 |
| Chiba City (Kaihin-Makuhari) | None | The prefecture’s ¥150 is proposed; the city is one of seven studying its own add-on |
Urayasu’s draft needs its council to pass it, which the city plans for its December 2026 sitting. It would have no minimum room rate and would exempt school trips. Tokyo’s scheme will also cover simple lodgings and private minpaku stays from April 2027.
Our arithmetic, with an invented room rate: two adults pay ¥60,000 a night at The Tokyo Station Hotel, so ¥30,000 each. That is ¥200 each now, ¥400 a night and ¥800 for two nights. After 1 April 2027 it is 3%, ¥900 each, ¥1,800 a night and ¥3,600 for two. At APA Hotel Hatchobori Ekimae, ¥20,000 for two is ¥10,000 each: ¥100 each today, and nothing from April 2027. Tokyo says the tax may be collected at the front desk, apart from the room rate.
Park tickets. Tickets go on sale at 2pm for the same date two months ahead, with variable pricing. The official page’s adult one-day passport starts at ¥8,900, and its January 2027 calendar ran from ¥8,900 to ¥11,900.
The Disney Hotels at Maihama: first through the gate
You book Disney Hotels on the resort’s own site. Room-only reservations open at 11am four months before the stay, for up to five nights and three rooms, and need a MyDisney account. The room calendar on each hotel’s page shows the rate for one room with two adults. As of 2pm on 30 October, the Tokyo Disneyland Hotel’s calendar showed 31 October from ¥116,500.
Disney Ambassador Hotel and Tokyo DisneySea Hotel MiraCosta are the other two at Maihama; MiraCosta gets Happy Entry at both parks. We picked the three below.
Where to stay in the Disney Hotels
- Tokyo DisneySea Fantasy Springs Hotel, splurge. Set inside the Fantasy Springs port, with two buildings: Grand Chateau, its luxury type, and Fantasy Chateau, a deluxe type. Guests have an exclusive entrance straight into Fantasy Springs from park opening. Choose it for DisneySea above all else. Watch out: only guests may enter the hotel and its grounds, and Fantasy Chateau guests lose Tokyo Disneyland Happy Entry on the three dates above.
- Tokyo Disneyland Hotel, splurge. The closest hotel to the Tokyo Disneyland entrance, a one-minute walk from the gate, in a Victorian style with Disney motifs. Choose it for Tokyo Disneyland and a midday rest. Watch out: from 4 January to 14 March 2027 refurbishment closes some themed rooms in two stages, including the Alice, Beauty and the Beast, Tinker Bell and Cinderella rooms; you cannot pick the floor, and the hotel warns of noise and paint odour.
- Tokyo Disney Resort Toy Story Hotel, comfortable. Rooms inspired by Andy’s bedroom, with Bayside Station right outside. It lets guests use the Fantasy Springs entrance from 10am to enter or re-enter Tokyo DisneySea. Choose it for children who love the films. Watch out: it closes on 18 January 2027 for equipment work, and guests are asked to leave by 1pm.
The Official Hotels: the monorail on the doorstep
Six hotels stand within the resort’s grounds, and you book them on their own sites or through the usual channels. They have no Happy Entry, but the free shuttle to Bayside Station and the Resort Line mean a short trip to either park. Two have the most to say for them.
Where to stay at the Official Hotels
How the hotel links work: a hotel’s name goes to its own website. “Check rates” opens it on Booking.com through our partner Stay22, which pays us a commission if you book, at no extra cost to you.
- Sheraton Grande Tokyo Bay Hotel, splurge. It stands beside Bayside Station, with every room over 36 square metres and breakfast from 6am. It lists baths and a spa, a pool, mini-golf and a play area for children. Choose it for room to spread out. Watch out: it closes from 24 to 27 February 2027 for a power shutdown, and names like “Ocean Dream” do not guarantee a view. Check rates on Booking.com →
- Hilton Tokyo Bay, comfortable. An urban resort facing Tokyo Bay with themed rooms, bunk-bed rooms for families, five restaurants and a bar. Executive and suite guests get a lounge. Choose it for family rooms. Watch out: a free shuttle takes you to Bayside Station, then it is a monorail ride, and its own site carries a guest room renovation notice, so ask which rooms are done. Check rates on Booking.com →
Shin-Urayasu: the value base
Shin-Urayasu is the next station after Maihama on the Keiyo Line. Four Partner Hotels stand here, plus the Disney Hotel built for value. A Partner Hotel’s free shuttle takes about 15 minutes to the parks and needs no booking; the Celebration Hotel’s shuttle takes about 20.
Where to stay in Shin-Urayasu
- Tokyo Disney Celebration Hotel, good value. The resort’s value type of Disney Hotel, with a simple style of service, in two buildings, Wish and Discover, with artwork inspired by the parks. It gets Tokyo Disneyland Happy Entry and the hotel’s own ticket sales. Choose it for the cheapest way into the Disney Hotel perks. Watch out: the shuttle takes about 20 minutes, and it gets no free Resort Line pass.
- Hotel Emion Tokyo Bay, good value. A Partner Hotel with a natural hot spring that guests can use for a fee and 20 room types, Western and Japanese style. Choose it for a soak after the park. Watch out: the hot spring is an extra charge. Check rates on Booking.com →
- Mitsui Garden Hotel Prana Tokyo Bay, comfortable. A four-star Partner Hotel with tropical-island rooms, a top-floor ocean-view public bath and a live-kitchen buffet with a children’s corner. Choose it for families who want a buffet and a bath. Watch out: its site carries a renovation notice; ask whether your dates are affected. Check rates on Booking.com →
- Oriental Hotel Tokyo Bay, comfortable. Directly connected to Shin-Urayasu Station, with entire floors for families with infants and pre-school children and rooms for up to six. Choose it for a hotel on the station with a free shuttle. Watch out: its floors for families mean a family crowd. Check rates on Booking.com →
Kaihin-Makuhari: further along the Keiyo Line
Kaihin-Makuhari is on the same Keiyo Line, past Shin-Urayasu, in Chiba City. Chiba City has no accommodation tax today.
Where to stay in Kaihin-Makuhari
- Hotel New Otani Makuhari, comfortable. Five minutes’ walk from Kaihimmakuhari Station, with a Good Neighbor shuttle of about 30 minutes to both parks. Two buses a day leave the hotel at 7:45am and 9:45am, and you must reserve from two months ahead until 6pm the day before. Choose it for a hotel with its own shuttle to both parks. Watch out: the bus times are fixed, and the ride takes about 30 minutes. Check rates on Booking.com →
Tokyo Station and Hatchobori: the city and a day at Disney
If Disney is one day of a Tokyo trip, stay in Tokyo and take the Keiyo Line, 15 to 20 minutes by the resort’s figure. Hatchobori is the next stop after Tokyo. Tokyo’s tax applies to both hotels below; where to stay in Tokyo covers the rest of the city.
Where to stay near Tokyo Station
- The Tokyo Station Hotel, splurge. Inside the station building, where it has welcomed guests since 1915; restored and reopened in 2012, as an Important Cultural Property. Choose it to be at the hub for everything. Watch out: price, and the tax in the table above. Check rates on Booking.com →
- APA Hotel Hatchobori Ekimae, budget. A minute’s walk from Hatchobori Station, with an automatic check-in machine. Standard rooms are 11 square metres with a 140cm bed; the Deluxe Twin is 23. Choose it for a plain room one stop from Tokyo Station. Watch out: the rooms are small, and you travel to the park by train. Check rates on Booking.com →
How to book Tokyo Disney Resort
- Count the dates that matter. Disney Hotel rooms open four months ahead at 11am, park tickets two months ahead at 2pm. Check the Happy Entry blackout dates before you choose a hotel.
- Mind the closures. Toy Story Hotel closes on 18 January 2027, Sheraton Grande on 24 to 27 February 2027, and the Tokyo Disneyland Hotel loses some themed rooms from 4 January to 14 March.
- Add the tax. Urayasu charges none today; Tokyo charges ¥100 or ¥200 a person a night, becoming 3% on 1 April 2027.
- Check the shuttle. Partner Hotels need no booking; Good Neighbor Hotels do, and seats are limited.
- Compare totals. Hotel booking sites compared goes through where to book, and hotel taxes around the world shows how other places charge theirs.
